Real Estate SEO Expert / Remote, US Clients

Get found on Google. Get named by AI.

I'm Clarence. I build and rank real estate websites for agents, teams, and brokerages, mostly on Sierra Interactive and Luxury Presence. One person for the build, the SEO, and the content, instead of three who never talk to each other.

Why most agent sites don't rank

A pretty site isn't the same as a found site.

Plenty of agents pay for a slick template, launch it, and wait. Nothing happens. The site looks great and ranks nowhere, because looking good and being found are two different jobs. The second one is the one that brings the calls.

What I actually do

The work that moves rankings.

Technical foundation

Fast loads, clean structure, mobile that doesn't fight the buyer. The boring layer everything else sits on.

Local and hyperlocal content

Neighborhood pages, area comparisons, the lived-in detail Zillow can't write. This is where you win, not the giant national terms.

AI visibility

Lining up your name, market, and specialty everywhere a model reads, so you get named when buyers ask ChatGPT or Perplexity.

Schema and the technical SEO that AI reads

Structured data and clean signals that tell both Google and the new AI tools exactly who you are and what you do.

Questions agents ask

Straight answers.

How long does real estate SEO take to show results?

Usually a few months before rankings move in any real way, and longer in a competitive market. Anyone promising page one in thirty days is either guessing or about to get your site penalized. The right time to start is before you need the leads, not after.

What does real estate SEO actually involve?

Three things, really. A fast site that works on a phone, content that owns your local market down to the neighborhood, and a clear consistent story so search engines and AI tools trust who you are and where you work. Most of the win is in the local content nobody else bothers to write well.

Do you work with Sierra Interactive and Luxury Presence?

Yes, those are my two main platforms. I build on them and I rank sites already built on them. If you are on a different platform, that is usually fine too, the SEO work is similar.

Can I just do my own SEO?

Some of it, sure. Writing honest local content is something an agent can do better than anyone, because you actually know the area. The technical setup and the AI-visibility side are where most people get stuck, and that is usually where I come in.

What about getting found by AI like ChatGPT?

That is a big part of what I do now. When a buyer asks ChatGPT or Perplexity who the best agents are in a market, the model pulls from what the web says about you, consistently, across your site and profiles and the press. Line those signals up and you get named. That work is the same discipline as SEO, pointed at a newer set of machines.
